I used to discourage forest land investment because of the difficulty in converting its designated use. I have revised that view.
Forest land now offers emerging opportunities:
- Carbon credit schemes — industries will compensate forest owners for CO2 sequestration. Passive income from trees doing what trees do.
- Agroforestry — cultivating crops beneath forest canopies is rapidly expanding. The soil is already excellent; minimal preparation required.
- Nature does most of the work. Rainfall, soil nourishment, tree growth — these happen without intervention.
Forest land investment offers financial returns alongside meaningful environmental contribution. The combination is rare.
