  2. Water drainage condition. Deteriorated drainage pipes with debris and odors significantly impact future resale value, regardless of price at purchase.
  3. Zoning restrictions. In areas like Lâm Đồng, non-road-adjacent parcels may be ineligible for use certificates due to access and construction dispute concerns. Even with a certificate, development approval depends on zoning classification.

Verify zoning plans through the One-Stop Shop administrative office before committing. Due diligence here is not optional.
